RESIDENTIAL COMFORT AGREEMENT

Plan A: Gas or Electric Furnace
  • Clean and adjust automatic controls
  • Clean burners
  • Adjust combustion for optimum fuel efficiency
  • Lubricate as needed
  • Test for combustion leaks
  • Test safety shutoff response
  • Check blower belt wear, tension and alignment
  • Check flue for satisfactory operation
  • Check supply voltage & amperage
  • Check wiring for loose connections and condition of insulation
  • Clean and/or replace air filter(s)
  • Clean &┬áCheck Humidifier operation
Plan B: Air Conditioner or Heat Pump
  • Clean condenser coil if necessary
  • Check electrical connections for tightness
  • Adjust system for optimum cooling
  • Check for oil and refrigerant leaks
  • Check safety devices
  • Check blower belt wear, tension and alignment
  • Check expansion valve and coil temperatures
  • Check refrigerant level
  • Check condensate drain
  • Lubricate as needed
  • Check defrost cycle and reversing valve operation

Plan C: Oil Furnace or Boiler
  • Clean and adjust automatic controls

  • Check amperage draw Lubricate as needed
  • Clean and/or replace air filter(s)
  • Test safety shutoff response
  • Check blower belt wear, tension & alignment
  • Check system pressure and clean PRV screen
  • Purge air in system as needed
  • Clean and check zone valves & controls
  • Clean gun line and replace nozzle
  • Replace oil filter and clean canister
  • Confirm proper flame, smoke test, c.o. test
